What We Do

Inventory Preparation

Ecrit Inventories provide you with an inventory document, compiled in accordance with recognised industry standards, which will identify in detail all areas of the property stating in a clear, straightforward manner the nature of any particular item and its condition. This is not just a list but a detailed description with supporting photography providing an established basis for any tenancy and can protect both the landlord and the tenant in the event of deposit disputes. Once established this document will be updated as part of the Ecrit service for any future tenancies at Check In and no additional provisions should be necessary unless major work or property refurbishment are undertaken.


Check In

An experienced inventory clerk will meet and greet tenants at the property and complete a detailed Check In procedure. This will provide an eye witness report of the condition of the property when the tenant took possession and will include a walk through, highlighting any apparent defects and potential issues whilst establishing the level of cleanliness. This also allows for the tenant to make any necessary suggestions or amendments to the inventory document in order to establish an agreed basis for the forthcoming tenancy, ensuring that all parties are aware of their responsibilities during and expectations at the end of their tenancy period.


Check Out

Upon the final day of the tenancy, an experienced clerk will again meet with the tenants and check the condition of the property in conjunction with the original Inventory and Check In reports. This will allow an independent opinion of the condition and cleanliness of the property, whilst establishing fair wear and tear, and any potential damage. The tenant will be given an opportunity to comment with regards to any alterations encountered during the tenancy and proof of professional cleaning (where appropriate) will be sought. A professional Check Out report will then be compiled detailing any discrepancies between the property’s current condition and that illustrated by the original reports.

This independent process should ensure a transparent ending to any tenancy, with potential deductions from the deposit being clearly identified with supporting evidence and therefore hugely reassuring for all parties.


Ecrit Express – Student Services

At present Ecrit Express is the perfect solution for a student tenant wishing to be represented within a shared property or a bedsit. As a condensed version of the Check In report, Ecrit Inventories offer an Express service enabling an eye witness report on a room by room basis, documenting the items, condition and cleanliness of each room, without the charge of a full Inventory/Check In report. At present, very few services of this kind are readily available within the marketplace, and if there is no full Inventory or Check In carried out on a student property when the tenants move in, student tenants often feel very vulnerable.
